Why is tuckpointing so common on Chicago two-flats and multi-unit buildings?
Chicago’s dense urban layout exposes building facades to heavy driving wind and rain off Lake Michigan. Over time, original mortar breaks down faster than the brick itself. Regular tuckpointing every 15–20 years seals the building envelope, prevents structural wall shifting, and stops interior water leaks.
What causes "step cracking" above windows on Chicago brick buildings?
Step cracking (cracks running diagonally along mortar joints) is almost always caused by a rusting steel lintel above the window or door. As the steel lintels rust, they expand—a process known as "pack rust"—and lift the masonry above them. We scrape, treat, or replace the lintel and repair the surrounding brickwork.
